Hello! We are Novum Rentals, a professional property management company with a passion for hospitality and travel. Do not think of anything and let us take care of the whole rental business. We at Novum Rentals offer complete management of your property which means that we take care of the whole rental process.

We will start off by photographing the property with a professional photographer, advertise the property under our brand on the website and on the most booking-generating platforms, which includes the likes of Airbnb, Booking.com and VRBO family.

Marketing

In the marketing that we provide, we are always very clear that we do NOT accept bookings from “party groups”, ie same-sex groups of young people. Parties are not allowed in any of our properties and the noise level must be reduced after 10-11 pm with respect to other guests and neighbors. On the booking channels, we review each request by reading the guests’ previous reviews that they have received from other hosts and we do ask them about what type of group that they are traveling with and for what purpose. If we feel unsure about a group, we would rather not close the deal than just accept as many bookings as possible since we do care about your property as it would been ours. By working in this way, our goal is to attract families or other respectful guests, quality before quantity of the guests in other words.

Security Deposits

Despite that, we are also working with security deposits and inventory lists so we can be sure that the guests leave the home in the same condition, without anything being lost/stolen/destroyed. It is not possible to avoid that things can break, wear out, etc. when renting out homes, but we want to manage it as best as we can and the guests must replace what has been caused. For each booking that is made, we thus make sure to take a security deposit, which we can use in order to repair or replace anything if something goes wrong, which although is not very common since we are selective in which kind of guests that we hosts.

Support

We take full care of the bookings and carry out the communication with the guests, check- in, check-out and the cleaning of the property. Should anything need to be fixed during the guests’ stay, we have maintenance ready to solve the problem. To create a perfect experience and maintain a high frequency of bookings, we do the little extra and offer all guests a welcome package. We also provide them with extra services, such as various activities, must do’s, must eat’s and many more services. We have also been very selective when choosing our maintenance team and our cleaning team, since their service and result also has a big impact on the overall service and their achievements are also reflected in our properties ratings and reviews.

Transparency

Of course, we maintain transparency in our work and document all the bookings so that you as a homeowner can clearly see which days the home has been rented out and what income it has generated. For every payout that is made, we send out a payout invoice which is showing you as an owner how much income the specific booking has generated and it is a good statement for your declaration as well. If you want to stay in the property at certain times of the year, we will of course block those dates and prevent bookings during that period.
